1. When will the project be finished?
Ortega River Club plans to break ground this summer and will
be finished in late 2004 or early 2005. Final schedule will

2. Is the marina part of the Ortega River Club?
Although the marina is right in front of the condominium, it
is not connected. Ortega Yacht Club Marina slips are for lease
based on availability. For more information on marina services

3. Is covered parking included?
There are two spaces included with the penthouse units. There
are covered spaces available for $7,500 for each of the remaining
units. At this time, one covered space will be included for
the next seven buyers as well as an air conditioned storage
closet valued at $5,000. Back

4. Can I have a gas fireplace in the master bedroom?
Ortega Rive Club can accommodate most additions or changes to
the unit as long as they are made during the pre-construction

5. What are the monthly condo fees?
The fees are based on the size of the unit. The three bedroom
fee will be just over $400 per month while the four bedroom
fee will be just over $500. Back

6. What does the montly condo fee include?
The monthly condo fee covers insurance for the structure, city
water and sewer, landscaping and building maintenance. Back

7. Will I be able to see downtown Jacksonville?
Some units from the 6th floor and higher will be above the tree
line and will have some view of the Jacksonville downtown skyline.

8. Will security be available?
Yes. There is an entrance security gate monitoring access and all

10. What is a private elevator foyer?
Each unit will have a card to access the elevator. Once used, the
elevator will take you to your condo and open the appropriate
